Different types of rental contracts

FIXED-TERM CONTRACT

The fixed-term contract is signed for the period from 25.08 to 30.06. The contract ends upon the expiration date and cannot be terminated early. No fixed-term contracts will be signed or extended for the summer period (01.07-24.08), allowing for planned use and renovation of the rooms during the summer.
 

• Valid for a fixed period: 25.08 – 30.06
• Contract duration: minimum 3 months to maximum 10 months
• Early termination is not possible
• Extension only possible until 30.06
• Deposit + 1 month rent prepayment required
• Contract changing fee: 25 €
• A new room will be assigned each time when signing a new contract
• Contract extension is possible only if the cleaned room is presented for inspection
• During the summer period (01.07–24.08), it is possible to either sign an open-ended contract or book a temporary room at Rohe Hostel
• Roommate rearrangements may occur during the contract period if necessary (for example, a single tenant in a shared room would be placed together with another single tenant)
• Price includes utilities and free WiFi
• Available only for students
   

PRICES (Fixed-Term Contract):

• Bed in a shared room: €150 / month
• Single room (with shared kitchen and WC/shower): €300 / month

OPEN-ENDED CONTRACT

An open-ended contract can be signed year-round and can be terminated with a 3-month prior notice. During the open-ended contract period, residents can use free bed linen, and once a year, all rooms and common areas will be thoroughly cleaned by the Rohemu Campus cleaning team. There will be no roommate relocations - the assigned room/bed at the start of the contract will remain in the resident’s use until the end of the contract. An exception may apply if the room requires immediate renovation.
 

• Available for signing year- round (contract can start during summer months)
• Contract termination possible with 3-month's prior notice
• No deposit, 1 month's rent prepayment is required
• First contract change is free; subsequent changes €25 each
• Room or bed remains the same throughout the contract period
• Annual cleaning of rooms and common areas by Rohemu Campus
• Price includes utilities and free WiFi
• Free bed linen usage available (1 set per contract)
   

PRICES (Open-Ended Contract):

• Bed in shared room: €165 / month
• Single room (shared kitchen and WC/shower): €325 / month
• Family apartment in Torn (one side of an 8-person apartment): €425 / month
• Apartment in Torn (2 rooms): €500 / month
• Apartment in Betton (2 rooms): €450 / month
• Studio apartment: €425 / month
• Room for disabled: €425 / month
   

Different contract types are assigned to different floors in each campus building. Residents will be assigned a floor/apartment depending on the chosen contract type.


 

SHORT-TERM RENTING (all bookings up to 3 months)

Rohe Hostel, located in Rohemu Campus dormitory buildings, offers short-term accommodation services. All stays shorter than 3 months are considered short-term.
 

ROHE HOSTEL

• Prepayment: 1 month
• Contract from a minimum period of 1 month
• Contract can be terminated at any time
• Rooms include curtains, carpet, and TV
• Kitchen equipped with a kettle and dining utensils
• Weekly bed linen change and room cleaning
• Price includes utilities and free WiFi
• Free parking
   

HOSTEL PRICES:

• Single room (shared kitchen and WC/shower): €400 / month
• Apartment in Torn (2 rooms): €600 / month
• Apartment in Betton (2 rooms): €550 / month
• Studio apartment: €500 / month
