How to end the dormitory contract?

EMÜ dormitories require a 30-day notification period in order to cancel your rent contract.

 

 

This rule is valid for all tenants. In order to end your dormitory contract, you will need to fill out the contract ending form in Campus at least 30 days before your moving out date.
E.g. If you want to move out on December 31st, you should fill out the contract ending form by December 1st (at the latest).

 

You will need to pay full rent until the official ending date of your contract even if you decide to leave the dormitory earlier and do not use your dormitory room until the contract final day.

  • ​Log into your personal Campus account with your username and password.
  • Open Contracts menu from the left side of the page.
  • Click on your 5-digit contract number.
  • The option to End your contract will appear.
  • Fill out the contract ending form with bank information where you want the deposit to be returned.
  • Campus program will display the earliest possible contract ending date for you. You cannot change it to an earlier date, but you can change it to a later date.
  • Submit the form.
  • Once you have submitted the form and a member of staff has seen it, you will receive a confirmation e-mail with cleaning instructions for a final room check.
  • Make sure all your debts are paid by the ending date of the contract. 
  • Let the accommodation manager know what day you want to have your room check (write to kylliki.aavast@emu.ee).
  • Clean your room and apartment for the final room check and let the manager know when you are ready for your check.
  • Return your key, door card and rented bedding (if you have any) to the reception desk when you are ready to move out.



ROOM CHECK:

 

Before returning your key, door card and moving out of the dormitory, a room check needs to be done by accommodation manager Külliki Aavast or accommodation specialist Piret Kütt. Receptionists do not do room checks!
The room check should be done on the day when you move out or 1-2 days before that (in case you are moving out on a weekend or early in the morning). Your personal items can still be in the room during room check.

 

The room checks are done Mon - Fri 09.00-14.00

 

  • The tenant has to clean their room and common areas of their apartment (kitchen, WC, shower room, hallway) according to instructions. Even if you share the common areas, everyone that moves out still has to clean everything. It's not the last remaining tenant's job to clean after everyone else!
  • All moved furniture needs to be put back in it's correct place by the time of the room check
  • All stickers, posters etc personal items on walls and furniture need to be removed before moving out.
  • When you move out, make sure to take all personal belongings with you from your room and common areas (e.g. kitchen cupboards, hallway shelves etc).
  • If a tenant cleans and shows their room at an earlier date than on the day the contract ends, the tenant has the right to live in their room until their contract officially expires.
    E.g. you can show the room on a Friday and move out on Sunday.
  • If you will be travelling and cannot take all of your personal belongings with you, please share them between friends/flatmates before checkout or give bagged donations to reception desk. Please make sure that you wash all donations and check that they are not broken/damaged. Only clean and intact items are accepted as donations! 
  • All debts have to be paid in order to officially end the lease agreement. Please check your Campus account to see if you have debts BEFORE coming for the room check. 
  • Failure to complete a room check before leaving the dormitory will result in a 50€ fine.
  • If you complete the room check before leaving, but don't take your belongings with your from the apartment or mess up the room again before moving out, resulting in the need to clean up after you, you will be fined 50€.
